As a landlord I am on your side but aparrently there are abt 700 "revenge evictions" per year where a tenant has supposedly dared to complain to the landlord of lack of repairs. The landlord has therefore (allegedly) not renewed the contract...However mostly this will happened where there is a periodic tenancy rather than during a fixed term .. Periodic tenancies should be 12 months as that would allow time for local authorities to get involved in any failure to address repairs.

Yep, the unintended consequences of abolishing fixed term has not been thought thru. However, reform is necessary. Periodic tenancies should be at least 6 months or better 12. It is unfair that a tenant left on a periodic tenancy for years by their landlord can get two months notice. And I agree with tenants being able to resign fixed term contracts early.. Relationships break down and finniciak circumstances can change. I think after six months, two months notice is OK but I can see and appreciate your special circumstances.

ANNOYED LANDLORD: I don't understand your comment. Section 21 is how a landlord enforces a fixed term contract. If Section 21 is abolished there are no fixed term tenancies.. A landlord will only be able to regain their property using Section 8 provisions and 'contract has expired" is not one of those provisions! 😯

Wow! Build more homes? Who would have thought it? I am a landlord and know we need more homes built to cater for ever increasing demand and I am not opposed to building more even that my rent and capital appreciation might reduce. What I do oppose is abolishing my right yo fixed term tenancies and (it's coming to England) rent price controls. The damaging effects might take longer but such controls are like food price controls.. It always ends with disaster for the consumer.
